Who we are & what drives us
MR Housing Fund
Our mission is to provide safe, affordable and sustainable homes, with a particular focus on the most vulnerable social groups. As a social-purpose housing provider, we believe that long-term housing security requires more than real estate development.

The MR Housing Fund manages a large and complex housing portfolio across Hungary, combining social responsibility with financially sustainable operations. Approximately 90% of our portfolio consists of social housing with highly subsidized rents, while around 10% operates under an affordable housing model.
Creating a new rental housing culture
Our goal is to establish a sustainable, community-based rental housing model. With a people-centered approach, we believe housing is a fundamental right for everyone.
Developing a community-oriented housing model
We are working on innovative solutions that adapt flexibly to individual life circumstances.
Sustainability and quality growth
Our commitment to social responsibility includes creating a sustainable and high-quality rental housing system, providing long-term, stable housing for those in need.
People-centered, professional operations
Our work is grounded in valuing people. Our team works at a high professional standard, focusing on individual needs to develop a community-driven housing portfolio.
Three considerations behind every project.
Partnership-driven development
A significant share of our development projects originates from close cooperation with public and institutional partners, including municipalities, government actors and service providers. Among our closest partnerships is the Emerging Settlements Programme, through which we provide space for community service centres in disadvantaged and declining rural villages. Equally important is our cooperation with the Budapest Methodological Social Centre of Social Policy and Its Institutions, within the framework of which we provide supported housing for employees working in the social care sector.
Portfolio-based development
Our existing portfolio structure also plays a key role in shaping our development activities. With a large number of vacant properties across the country, a significant portion of our investments focuses on renovation and repositioning, prioritizing locations with stronger housing demand and long-term usability.
Financial and market considerations
Financial sustainability remains a core principle of our strategy. In practice, this means prioritizing investments in locations where housing demand, affordability needs and rental market conditions support predictable and sustainable operations.
Over the past five years, the MR Housing Fund has primarily focused on large-scale housing management, complemented by extensive social support and mentoring activities. Today, the organization has reached a new stage of maturity, where it is beginning to actively engage in property development. We are currently transitioning from a housing management organization into a development-oriented social housing actor, building on our experience and institutional partnerships.
Learning projects
Our first major development project, the comprehensive renovation of a residential building on Drégely Street in Budapest, serves as a pilot initiative and a learning process for future projects. This project allows us to test financing structures, construction processes and tenant models in a real-life environment.
Future
Future projects, including brownfield developments and adaptive reuse initiatives, will build on the lessons learned from these early experiences. Our long-term goal is to establish a scalable development model that combines social impact with financial sustainability. Our development approach is rooted not only in market logic, but in responsibility for existing communities and long-term housing outcomes.

Together with our partners, we are shaping a housing ecosystem that promotes stability, inclusion and long-term community development.
